Across the loan
The same record answers a different question at each stage
| Stage | Question | What the record returns |
|---|---|---|
| Origination | Do the appraisal’s improvements exist? | Permitted and finaled work at the address, with gaps flagged before close |
| Construction lending | Is the project actually progressing? | Filed, issued and finaled milestones to validate draws and catch stalls |
| Servicing | Has the collateral changed since close? | New permits at a financed address as they are authorized |
| SFR & portfolio diligence | What am I buying, across thousands of doors? | Roof age, systems age and improvement history per asset, instead of one blanket assumption |
| Disposition | Which comps are actually comparable? | Renovation-adjusted comps, so an updated house is not priced against an untouched one |
FAQ
Frequently asked questions
How does permit data improve an AVM?
It supplies the condition and improvement variables assessor data lacks: a dated remodel, a new roof, an added unit. Comps adjust the same way, so two houses of the same vintage stop being priced as equivalents when one has fifteen years of permitted upgrades and the other has none.
Can it verify what an appraisal claims?
Yes. If the appraisal cites a renovated kitchen or a new roof, the record either shows the permitted, finaled work or it does not. Gaps are worth resolving before close, because work done outside the permit process was never inspected.
What does monitoring look like during the loan life?
New permits at a financed address surface as events: an addition, a conversion, a demolition. Servicers see collateral change as it is authorized, years before the next appraisal would catch it.
Does this work for SFR portfolio diligence?
It is one of the strongest fits. The record runs at address level across thousands of properties at once, so a bid book can carry roof age, systems age and improvement history per asset rather than a single portfolio-level assumption.
